What this means for you
- Buyers: prices are still rising, by about $1,000 a month on Zillow’s index this summer.
- Sellers: homes went under contract in a median of 14 days in August, twice as long as a year earlier, so pricing matters more than it did.
- Owners: your tax value comes from the Fayette County PVA, not Zillow. The PVA sets values as of Jan. 1 and hears protests each May.

Lexington and Fayette County share the same boundary for nearly all purposes, which is why the city and county figures are almost identical.

What each measure means
The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and seasonally adjusted. It covers every home, not only the ones that sold, so it moves slowly and steadily.
Zillow’s median sale price is the middle price of homes that actually sold in a month. It jumps around more: Lexington’s figure was $310,000 in November 2025 and $347,500 in July 2026, partly because more expensive homes sell in summer.
Median days to pending is how long the typical listing took to go under contract. It follows the seasons, too: 36 days in January 2026, five days in April and May.
The FHFA House Price Index tracks repeat sales of the same homes with mortgages backed by Fannie Mae or Freddie Mac across the Lexington-Fayette metro area, which also takes in Bourbon, Clark, Jessamine, Scott and Woodford counties. It is an index, not a price.
Local sales records
The Fayette County PVA publishes residential sales reports and a property search that shows the assessed value of any parcel. Recorded deeds are kept by the Fayette County Clerk. Our real estate transfers page lists recent sales.
